I believe staging is one of the most effective ways to make a property stand out in today’s market. Most buyers have a hard time figuring out how to use a space if it's empty or overcrowded. A staged home highlights the best features of the space, helps buyers picture themselves living there, and creates the emotional connection that drives stronger offers.
Staging + Professional Photography
The difference between an unstaged and staged home is immediate. From the first impression online to the moment a buyer walks through the door, staging transforms rooms from “just another house” into “my future home.” Professional staging brings out light, space, and flow that photos and showings can fully capture.
The Reward
Staged properties typically sell faster and for higher prices, often offsetting the initial expense many times over. Think of staging as an investment in both time and money saved — fewer days on market, less stress, and the potential for a stronger sale.
This modern new waterfront home had incredible views but hard surfaces and an industrial edge that needed to be balanced to feel welcoming to buyers. Rattan chairs and wood accents build on the warmth of the cabinetry and light rugs and furniture keep the focus on the amazing views.
This lovely waterfront cottage felt dated with dark walls and 80's lighting. It was easily refreshed with walls repainted in pale grey and an inexpensive woven light fixture. The need for a new fireplace gave an opportunity to reface it with simple patterned tiles that give it a fresh look while honoring the cottage feel.
This great home had lovely lake views but the living room felt dark and imbalanced with the heavy brick fireplace. Adding tone on tone color with the rug and chair as well as other lighter colored furniture gave the room some liveliness and an overall lighter effect.
In this staging I removed a number of items to create more space and then utilized a mix of the client's furniture as well as my own items. The goal was to focus on the contemporary fireplace and the indoor/outdoor flow of the room while adding a pop of color.
This open concept living/dining space was quite long with a yellowish color that needed balance. The gray tones of the rug and upholstered pieces brought a cool balance and the wood elements in the furniture provided an organic feel to round it out. Clearly defined zones also helped buyers see how the large space could function.
This 1975 home needed thoughtful updates throughout, and the staging was designed to highlight the midcentury character already built into the architecture. The light and airy palette enhanced the natural light and lovely seasonal bay views. Vintage Danish armchairs nod to the home’s roots and help complete the story of this special listing.
This 550-square-foot cottage on Samish Island offers sweeping views of Padilla Bay and abundant charm. With low ceilings and an open layout where living, dining, and sleeping areas share one room, thoughtful staging was key. Defined zones were created using a blend of vintage and contemporary furnishings, resulting in a space that feels warm, intentional, and inviting.
This bedroom felt cramped and small due to the oversized and dated built in unit. Once it was removed, the addition of a rattan headboard, simple wooden side table and a colorful seascape made the space feel like a peaceful and welcoming retreat.
This detached storage shed became the perfect canvas for creating a cute and versatile auxiliary space. An easy, economical refresh—midnight blue on the ceiling and pegboard, warm gray floors, and crisp white walls—set the foundation. With the addition of rugs, seating, art, and even a yoga mat, buyers could immediately picture all the fun ways they could make it their own.
Covered outdoor space in the PNW is always an asset but this one looked bare and uninspired. The simple addition of comfortable outdoor furniture along with a vibrant rug makes this space an inviting retreat for hot sunny days. With the addition of a fire pit it could effortlessly transition into a cozy haven for cool, rainy evenings.
